St. Lawrence Properties has worked over the years to refine a program of property management services to benefit our Residential landlord clients. Whether you are an investor with a large portfolio of rental properties, an individual with one or two rental houses or a home owner in need of services for your primary or vacation home, we can help!

Our management services have been developed using systems that have been refined throughout many years of experience. In addition, our services are supported by the best technology in the industry. Our property managers and staff are specially trained and supervised to deliver only the highest level of service to assure your investment is properly managed. Our Property Management Service provides you all the services required to afford you, the owner, complete peace of mind. Every detail is covered throughout the program. Our Full Service Management includes:

Vacant Units:

  • Review property and provide condition evaluation and market rental value reports
  • Advertise, and market the property for rent
  • Showing of property by Property Managers and Realtors®
  • Complete application process to include screening through a professional screening company
  • Collect the rent and deposit and all applicable fees
  • Perform Walk Through with tenant
  • Finalize the move in process

Monthly Tasks:

  • If the property is occupied, we will set up the current tenants in our system
  • Enforce lease provisions and collect monthly rent
  • Process rent through our secure escrow accounts
  • Distribute owner funds into the owners designated account using an ACH Payment System (Direct Deposit)
  • Provide access to detailed monthly accounting statement and reports on line 24/7
  • Complete periodic interior and exterior inspections of property
  • Schedule and facilitate all required property maintenance. All maintenance services are provided by established, licensed, bonded and insured local vendors.
  • Schedule routine maintenance. This includes gutter cleaning, chimney cleaning, furnace service etc.

Annual Tasks:

  • Issue Property Condition Report
  • Create Operating Budget
  • Collaborate with your accountant
  • Prepare end of year tax packet, including issuing of all 1099's

Tenant Services

Before you move in:

  • Our staff is available to answer any general questions that you may have about our properties
  • Most applications are processed with in 24 hours
  • Our application fees are reasonable. $55
  • Our security deposits are equal to one months rent. (refundable)
  • There is a pet fee for pets. $300.00 per pet (where applicable / non refundable)
  • If you have bad credit, you still can be approved! Depending on your situation, we may still be able to get you into one of our properties with a customizable solutions
  • We have a great selection of properties for you to choose from.

Once you move in:

  • Our Tenants are provided with safe and clean housing
  • We offer Secure On Line Rent Pay
  • 24/7 access to your own Property Web Portal where you can see your billing account, pay your rent or utility bills, report problems or access documents such as your lease, move in photos, disclosures or find local services
  • You will receive fast professional service from our staff when reporting problems
