A record number of REALTORS come to Albany to advocate for tax cap; Governor announces cap deal
More than 320 REALTORS traveled from across the state to participate in NYSAR's annual Lobby Day on Tuesday, May 24. These REALTORS spent the day urging their legislators to approve a two-percent property tax cap, along with directing their attention to other REALTOR legislative priorities. REALTORS were encouraged by Lt. Governor Robert Duffy and Assemblyman Joe Morrelle to continue their support of a 2-percent property tax cap. Later in the afternoon, NYSAR President Nick Gigante and NYSAR CEO Duncan MacKenzie participated in a press conference where Gov. Andrew Cuomo announced he and legislative leaders had reached a deal on the tax cap.

Recently Rich Levin wrote a nice article on Open Houses. Specifically - How an agent (and not necessarily the listing agent) can generate business through one.
I do have to agree with Rich Levin, he is almost spot on with this advice and it is because of this advice that I advise sellers NOT to allow the listing agent to perform an Open House on their property. But first, let me start with what I disagree with.

New York Carbon Monoxide Detector law to take effect Monday, February 22

On February 22, 2010, "Amanda's Law" will take effect. The law requires carbon monoxide detectors in every 1-2 family property; apartments in a multiple dwelling; and all condominium and cooperative apartments where the dwelling unit has appliances, devices or systems that may emit carbon monoxide or has an attached garage. Real estate licensees must be aware of the new law and advise clients and customers of the same.
I am all for this law, in fact I still do not understand why all New Construction buildings, residential, commercial or industrial are not required to have Sprinkler Systems, but that's another story. Open Houses...Not Worth the Risk to Sellers

Do Open Houses benefit the seller? Its a highly debated subject among Realtors and I have discussed it at length with many of them from all over the country.
Lets first look at what an Open House is. There are basically two types and the names vary by area.
- Public Open House: This is usually done on a Sunday somewhere between 12pm and 5pm though some innovative marketing gurus have started Twilight Open Houses for those homes that have special appeal due to landscape lighting. It is hosted my the listing agent or another agent at the office and the public (aka Guests) are invited in to view the house. Most agents attempt to have guests register prior to viewing the home. This is usually accomplished by asking them to fill out a form or sign in…

As a Real Estate Broker, I believe it is my job to keep track of the industry, try to make some sense of it and inform my agents and clients what is happening locally.
One way I do this is by keeping tract of Real Estate reports. I have over a hundred news feeds I scan through every day. Looking at each headline today, something really stands out....Confusion!
Let's take a look at a few headlines that cam in this morning:
